Farther north, near Tonopah, Beatty and Amargosa Valley, land is cheaper and more remote, and buyers are usually looking for recreation, mining claims or off-grid property.

Water rights in the Pahrump Valley

Pahrump Valley is a designated hydrographic basin (Basin 10-162) administered by the Nevada State Engineer, and the valley has far more paper water rights than natural recharge. State Engineer orders have restricted new domestic wells there, including a 2017 order that required rights to be relinquished to the state for each new domestic well. That order was challenged in court, so check the State Engineer's current orders and the status of any litigation before you assume a well is available.

In practice, ask whether a parcel has an existing, permitted domestic well or water rights tied to it. Domestic wells under 2 acre-feet a year are generally exempt from permitting, but where a basin is restricted a new well can require buying rights, and the Nye County Water District does not keep a list of rights for sale.
